How the £5k Deposit Mortgage Works

Normally, a bank requires a 5% to 10% deposit. On a £250,000 house, a 5% deposit means you have to cough up £12,500.

With the Lloyds £5k Deposit Mortgage, if you have saved exactly £5,000, you can use that as your fixed deposit and borrow the remaining amount—even if it means borrowing more than the standard 95% of the home's value (up to a 98.34% Loan-to-Value ratio).

What is Excluded?

You cannot use the £5k deposit mortgage for:

  • New build properties or new build conversions.

  • Shared property ownership or government assistance schemes (like Shared Ownership or Right to Buy).

  • Property renovations.

Things to Keep in Mind

Because you are putting down a smaller deposit, your Loan-to-Value (LTV) ratio is higher than normal. This typically means the interest rate will be slightly higher than if you put down a 10% deposit. Lloyds will also perform strict credit checks and affordability assessments to make sure you can comfortably afford the monthly payments based on your income and outgoings.
